P3 - You're ready to sell your practice - now what?

If you are thinking of selling your practice and your practice currently occupies leasehold premises, the first thing you will need to consider is whether the remainder of your lease term is sufficient for your purchaser. They will want to be sure that they will be able to practice from those premises for a sufficient period of time to establish him/herself in that location.

Usually a minimum of five years is recommended. However, if your purchaser is intending to borrow from his bank or other lending source in order to raise all or part of the purchase price, his bank will usually require that the lease has at least ten years to run. If your existing lease has less than ten years to run, and you think that more will be needed, you may need to negotiate with your landlord for an extension of your existing lease or for the grant of a new lease.

Ask your solicitor about this before commencing negotiations.
